## Second Home Status (Zweitwohnsitz)

In Austria, Zweitwohnsitz permits are granted at the municipal level under the Vorarlberg Raumordnungsgesetz (regional spatial planning law). Vorarlberg applies some of the strictest eligibility criteria in the Alps; in the majority of municipalities new applications are no longer accepted. Elements Residences holds an existing Zweitwohnsitz approval, which means:

- Owners may use the property for personal stays at any time, for any duration, without rental obligation
- No restrictions on length or frequency of personal stays
- The permit is attached to the property title and transfers automatically on resale
- Long-term capital value supported by scarcity of such approvals in Vorarlberg

This is the key differentiator: most new-build Alpine apartments in Austria are classified for tourist letting (Freizeitwohnsitz) with restrictions on owner occupation. Elements Residences carries no such restrictions.
